The Fort Worth City Council has approved the rezoning of properties currently housing the Spring Hill and Spring Glen Apartments along the west side of North University Drive in Council District 9. The decision, made on Tuesday, allows for the addition of office space while maintaining multifamily residential uses, with an emphasis on creating a walkable, urban street frontage.
Redevelopment Plans
The site, owned by Fort Worth Affordability Inc., will undergo a complete transformation. The current 430 units, built in 1962, will be demolished to make way for a phased redevelopment project by Ojala Partners. The plan includes:
- Phase 1: 350 residential units and office space, with groundbreaking slated for 2026.
- Phase 2: 325 additional units, scheduled to begin in 2029.
Community Features
The new development is designed to prioritize walkability and offer enhanced amenities for residents:
- Public greenspace.
- 10,000 square feet of interior amenities, including a clubroom, fitness center, and co-working business center.
- Outdoor amenities such as a pool, dog park, and recreational areas for games.
Ojala Partners has committed to exceeding the city’s zoning requirements for open space, ensuring a vibrant and livable environment for residents.
