The Irving Planning & Zoning Commission has unanimously approved a plan amendment and zoning change to allow for a new, high-quality, and affordable multi-family community to replace the existing Embassy Apartments at 1415 W. Airport Fwy. The proposal, a $37 million investment by Texas-based, woman-owned firm O-SDA Industries, will now go before the City Council for final approval.
The current Embassy Apartments, built in 1964, sit on 2.96 acres and require significant improvements to meet current codes. O-SDA Industries, which specializes in green building practices and offers onsite management, plans to demolish the existing structures and construct a new three-story apartment building. The project aims to rebuild the current 111 units at a high quality while maintaining affordability.
Key features of the proposed redevelopment include:
-
Emergency vehicle access to all parts of the site.
-
An increase in parking spaces from 132 to 154.
-
New community amenity spaces for residents, such as fitness facilities, gathering areas, a kids' room, and a business center.
-
Improved facade along W. Airport Fwy.
-
New unit sizes ranging from studios to 3-bedroom/1.5-bathroom layouts.
Regarding the current tenants, O-SDA Industries President Megan Lasch stated that due to the project's financing, residents will undergo an assessment of their income bands. Those who need to relocate will receive Uniform Relocation Assistance (URA), which ensures fair and equitable treatment, offering both financial and advisory assistance.
