DB2RE Facilitates Sale of Irving Industrial Service Facility to Ambient Capital

Davidson Bogel Real Estate (DB2RE) has announced the successful sale of 1600 E. Airport Freeway, a prime low-coverage industrial service facility located in Irving, Texas.

The property, situated on 4.08 fully paved acres, features two buildings totaling 20,800 square feet. Clay Cooley sold the asset to Ambient Capital, with DB2RE’s David Guinn representing the seller in the transaction. Ambient Capital directly acquired the property, identifying a significant investment opportunity within the robust industrial sector.

The strategically located facility, positioned along IH-183, is fully leased to Avis Car Sales, providing Ambient Capital with immediate cash flow from a creditworthy tenant. The property boasts 15 grade-level doors and two curb cut entrances, enhancing its appeal and offering long-term potential for rental rate adjustments.
